The purpose of the B&B - Bed and Breakfast Home is to allow small, local businesses an opportunity to participate and benefit from tourism; to provide a visitor experience and accommodation as an alternative to the resort and hotel accommodations currently existing in the County; and to retain the integrity and character of the neighborhoods in which any bed and breakfast home is located. Bed and Breakfast Homes are subject to appropriate restrictions and standards and are limited for each Community Plan Region pursuant to subsection 19.64.030.(R), Maui County Code (MMC).
South & West Maui have plenty of options when it comes to vacation rentable properties. Most of these are condominiums but sometimes a two bedroom or even a three bedroom just isn't big enough for large families. Your options are the hotels or a bed and breakfast. Great for visitors but it is a process if you are looking to purchase a home and turn it into a bed and breakfast. Certain neighborhoods don't even allow them and Maui County limits the number of bed and breakfast homes in certain areas. The list below is current as of September 12, 2022. Note the number of allowable permits next to the different areas.
Short term rental homes are also something you may have heard of. The County of Maui describes this classification as follows: The purpose of the STRH – Short Term Rental Home is to provide varied accommodations and experiences for visitors and allow small businesses to benefit from tourism while remaining consistent with the County of Maui’s General Plan and the State of Hawaii’s land use laws and retaining the integrity and character of residential neighborhoods in which any Short Term Rental Home is located. Short Term Rental Homes are subject to appropriate restrictions and standards. Please note that there is a moratorium on new transient accommodations for two years or until Maui County Council adopts a tourism management ordinance, whichever is sooner. If you want to jump into a vacation rentable property and you've never owned that type of property on Maui, start with a vacation rentable condominium. Most of those properties have an established track record and there is less complications you have to deal with. But if you absolutely want to have a vacation rentable home, I'll be happy to help you find a property but know that there's a few challenges you must hurdle before having that Maui dream come true.
