Current Real Estate Trends in South Maui

As of 2025, South Maui's real estate landscape is moving but not as fast compared to 2024. Recent data shows that median single-family home sales have decreased by $232.000 compared to last year's ending figures. Since the first of the year that median price is at $1,457,500.

Condominiums are a bit of a different story as there are 379 units on the market. Inventory is up along with days on market. Median sales prices are off by $163,750 compared to last year.

Vacant land has always been scarce in South Maui but there are 24 parcels for sale with a median list price of $2,474,000. 5 sales ranging in price from $899,000 to a Makena oceanfront parcel at $10,995,000.
