South Maui Real Estate Statistics

Maui's summer season is usually slower compared to winter and spring. This year things seem to be back to normal as the frenzy has slowed just like other parts of the mainland. The following listings are new to market....

What the sales are telling me...first thing I see are the Days On Market (DOM). As you can see they are considerably longer amounts of time compared to earlier this year. The second thing I see are sales prices are not above list prices. I also see that 10 of the properties reduced their prices before they went under contract. Lastly there is a nice mixture of sales terms. Earlier this year cash sales were dominant.


64 single family homes are on the market in South Maui. List prices range from $799,900 to $35,000,000. Median list price is $2,150,000. 84 Condominiums are active on the market ranging in price from $535,000 to $20,000,000. Median price is $1,214,999. 11 parcels of land round out the South Maui market. Prices range from $1,250,000 to $6,500,000. Median price is $3,600,000.
