Upcountry Maui's real estate market appears to be weathering the typical tourist season slowdown fairly well. The area's focus on single-family homes and land parcels, rather than vacation rentals, insulates it from the fluctuations in tourism demand.


While there has been a slight dip in average sales prices for single-family homes, now at $1,573,171, this decrease is relatively minor compared to last month's figures. Land parcels continue to attract interest with average sales prices remaining strong, sitting just above $900,000.


Overall, the Upcountry market remains relatively stable, showcasing its resilience to seasonal tourism trends. The demand for single-family homes and land continues, though buyers may be benefiting slightly from a minor price adjustment.
